This Manitoba Mansion Could Be Yours For $11,000,000

With all the attention focused on the Toronto and Vancouver luxury property markets, sometimes some interesting and impressive residences in other provinces get overlooked.

Offered for sale for $11,000,000 – since 2015 – this mansion boasts six generous bedrooms, twelve washrooms and two pools (one indoors!). It was once owned by media mogul Israel Asper.

As one of Canada’s most affordable housing markets, Winnipeg rarely sees a property listed for more than $2M. In fact, the median house price for the province at the time of this post is around $290,000! Which may be why this 23,000-square-foot Art Deco Style estate – that took six years to build – is still awaiting its suitor. One reason for certain is the $11M price tag, which is a record listing price for the city; the previous record was a $7,000,000 residence which apparently sold privately for closer to $6,000,000. Which basically means this swank pad on Wellington Crescent – Winnipeg’s most prestigious address for the well-heeled – located on two verdant acres fronting on the Assiniboine River is in a league of its own.

So what does $11M buy you in Winnipeg? Let’s tally up the features:

Two pools? Check!

Grand entrance rotunda with sweeping staircase and marble inlay (which scream 2006)? Check!

Two-storey Living Room with custom parquetry? (personally I’m struggling seeing past the furniture selections and inappropriately scaled carpet!) Check!

Excessively large (albeit poorly staged) master bedroom (that faintly whiffs of corporate lobby)? Check!

Perfectly (weirdly) symmetrical double shower in the Master Ensuite (in an Ode to Hilton Hotel Spa Change Room)? Double check!

Home theatre (for four)? Wine cellar with tasting table (for ten)? Check and check!

How about a “quaint guest cottage”? (well-suited to a recluse.) Check!!

With some truly unique features, plus all the 2006 comforts there’s lots on offer – but is it worth it?

As the Toronto realtor who cultivated the Innovative Space market back in the mid-90s – specializing in the sales, marketing and development of loft conversions (as well as coach houses, architect-designed infill properties & corner store retrofits), I know first hand selling the one-of-a-kind is far more complex than selling a suburban side split in planned community. My analogy? Picture a puzzle with a missing piece – and that singular piece is the only one that can perfectly fit that space. Now apply that to this estate. Even if the price is right it will inevitably take time to find the one RIGHT BUYER who will want to make it theirs. Especially when it’s in a location short on multi-millionaires.
